Does the borrower have identification adequate to obtain a notary for the deed? Non-owner occupied homes and other property types need no qualification and are considered mostly equity loans. Owner occupied home loans require us to confirm that the borrower has a way to repay the loan without selling the subject property.  Out of country evidence is acceptable.
No or poor credit is not a problem. Advice: Due to a non-citizens difficulties in qualifying for a conventional loan, Woodland Hills Mortgage makes fully amortized 30 year loans with no balloon payments.


BANKRUPTCY/
FORECLOSURE LOANS

Bankruptcies, short sales or foreclosures should not, in most instances,  prevent Woodland Hills Mortgage from making a loan to you. Even folks currently in bankruptcy or foreclosure can obtain a loan from Woodland Hills Mortgage.  Bankruptcy court approval would be required if currently in bankruptcy.


SHORT PAY REFINANCE LOANS

Will your current lender provide a discount if you will pay them off? Woodland Hills Mortgage can often provide refinance loans to accomplish such payoffs. Your credit, bankruptcy or foreclosure history likely won’t prevent you from obtaining a loan if you have sufficient equity or security enhancements.

Woodland Hills Mortgage generally makes low loan to value ratio loans; therefore, to buy with no down payment usually requires cross collateral with a property owned by you or an acquaintance in order to provide adequate security to Woodland Hills Mortgage.  Alternately, a no down payment transaction can occur with a large seller carryback combined with either cross collateral, or a guarantee from a 3rd party.  These are easy qualifying loans for up to 30 years

When you don’t need all the money at once or when you’re not sure how much money you’ll need, staged funding may be the answer to your needs.  Staged funding increments can be months or years apart.
